Selling real estate in Washington State?

When you want to sell can you just stick a sign out front and think people will just start flocking to your home? Well if you live on a busy street that may happen but then again, maybe all those people passing your home every day don't want to LIVE on that busy street.
The best thing you can do to sell your home is have an agent list it. The MLS is a terrific way to market your home but only an agent can do this. My listing on the MLS your home gets displayed in front of literally thousands of agents. And each one of those agents has a buyer that may be right for your property. Also, with the exposure online, those from other states can access you home and decide if it is the right one they are looking for as well. Flat Fee listing is a good way to go if you want to minimize costs but still gain greatly from listing.
You can always hire an agent to work solely for you in the sale of you home. But in the mean time there are some thing you can do to your home to make sure you home sells quickly.
- Have a neighbor or a friend you trust go through your home and around it to see how a neutral party would view your home. Also ask them how it smells.
- Repair anything that potential buyers would see as a hazard and something that would lower your asking price
- Make curb appeal the thing that really sells you home first. Lay out fresh bark, plant colorful flowers and mow the yard.
- Simply clean and de-clutter. People want to see square footage with a nicely laid out furniture arrangement. Have you home professionally staged if you can.
- Leave lights on when you are gone so buyers can feel safe and comfortable moving throughout your home.,
- Lock up valuables you don't want people to see. You would be surprised to know what people snoop into when you're not around.
- Leave the house when potential buyers are coming over. Having the seller there while they are looking about can make them feel uncomfortable and not able to express their true feelings about the home.
Above all, have a positive mental attitude about selling and be flexible. You may not get everything you want but you sell with money in your pocket, you should feel good about that.
